WHO NEEDS A HOME INSPECTION?
If you're buying or selling a home, an inspection reveals the condition of the property and forgoes any unnecessary surprises when the home closes.
HOW LONG DOES AN INSPECTION TAKE?
Typically 3 to 5 hours, depending on the condition of the property, number of services requested, and size of the home.
WHAT WILL I RECEIVE FOLLOWING THE INSPECTION?
If you select the General Home Inspection, you'll receive an email with a .PDF file containing the full report for easy access and storage. The alternative, Walk-through Inspection, does not include a report.
SHOULD MY REALTOR RECEIVE A COPY OF THE REPORT?
Yes, with a copy of your report, your realtor will be able to assist you in determining if any items in the report are significant enough to warrant re-negotiation with the seller.
ARE YOU AVAILABLE TO ANSWER QUESTIONS ABOUT THE PROPERTY OR REPORT AFTER THE HOME CLOSES?
Yes, I will be happy to assist you any way I can in clarifying the information I present in the report. Even after you've moved in and settled down to enjoy your new home.
DO YOU GET ON THE ROOF?
Yes, but only if the roof is walkable without a safety harness - I access the roof with a ladder. If my ladder is able to reach the roof edge safely, I will at least check the roof edge.
WHY CAN’T I DO THE INSPECTION MYSELF?
Even if you have some home construction knowledge, most likely you still don’t have the knowledge, training, and experience of a Certified Home Inspector. I'm familiar with all the systems of a home, along with the knowledge of their operation and maintenance.
WILL YOU FIX THE PROBLEMS YOU FIND DURING THE INSPECTION?
No, the International Association of Certified Home Inspectors (InterNACHI) prohibits its members from soliciting repair work on properties they inspect. This avoids any conflict of interest on the part of the inspector.
